What is in the report
Every recorded farmland sale in Champaign County, parcel by parcel. For each one you get the parcel number and location, the sale date and sale price, the county auditor’s value, the total acreage — and, critically, the auditor’s breakdown of what that acreage actually is: tillable ground, pasture, woodland, homesite, right of way and waste.
That breakdown is the part most price talk leaves out. Two 200-acre parcels are not comparable if one is 190 acres tillable and the other is 120 tillable with 60 in woods. A price per acre only means something once you know what kind of acre you are buying.
Who uses it
- Farmers watching for ground that adjoins their own, and wanting a number in mind before it comes up.
- Landowners weighing whether to sell, cash-rent or hold — and needing something better than the neighbour’s rumour about what the last farm brought.
- Families and trustees handling inherited ground, where everyone at the table needs to see the same set of numbers.
- Investors comparing Champaign County against other markets.
Why county-level data, and not a state average
Statewide and USDA figures are useful for direction, but they will not tell you what ground traded for on your road. Soil, drainage, road frontage, field shape and the simple question of who farms next door move Champaign County prices in ways a state average cannot show. This report stays inside the county line and reports what actually sold.
