What to Expect on the Call
You talk to someone from the office that would actually manage your property — not a call center, and not a salesperson working from a script. The conversation covers four things:
- Your property. Where it is, how many units, what condition it is in, and whether it is occupied now.
- What it should rent for. A realistic range based on what comparable properties in that market are actually renting for today — not what a portal estimates.
- What management would cost. The flat monthly fee for your market and your unit count, so you leave with a real number rather than a range.
- Whether we are a fit. If your property is outside the counties we serve, or your situation needs something we do not do, we will tell you on the call.
What Information to Have Handy
None of this is required, but the more of it you have, the more useful the call is:
- The property address and the number of units
- Current rent and lease end date, if there is a tenant in place
- Anything you already know needs repair or replacement
How ROOST Charges
ROOST charges a flat monthly fee per door — not a percentage of collected rent. The practical difference is that what you pay does not rise just because your rent does, and the fee is the same whether the property rents for $800 or $2,400.
A single-family home is $90 a month in the Springfield, Urbana and Dayton areas, $95 on the Space Coast, and $105 in the Columbus area. Rates step down as the number of units you have with us grows. Under our management agreement we can spend up to $750 on a repair without stopping to get your approval, with some discretion in an emergency; above that, we come to you first.

Central and Southwest Ohio — Springfield and Urbana (Champaign, Clark and Miami counties), the Dayton area (Montgomery, Greene, Fayette, Clinton, Warren and Butler), and Columbus (Franklin, Delaware, Licking, Union, Madison, Pickaway and Fairfield).
Florida’s Space Coast — Brevard County, including Melbourne, Palm Bay, Titusville, Cocoa, Cocoa Beach, Merritt Island, Rockledge, Satellite Beach, Indialantic and Melbourne Beach.
